Abstract:Interests in sustainable building and the transformation of existing buildings are steadily increasing. However, the development process still contains obstacles that prevent a good integration of sustainability. Most of the sustainable building ambitions are not being achieved, which makes the completed building far less sustainable than initially planned. This unwanted situation resulted in the following research question: How can sustainability be integrated into the design process of transformation projects, so that sustainable building ambitions are actually achieved? The main goal is to develop a practical process model, which can be used during the different design phases of a transformation project. By means of a literature review, a list of 33 factors that influence the integration of sustainability in a design process was developed. Subsequently three case studies were conducted, in which the following three highly different transformation projects were analysed: ‘Buigerij’ and ‘Expo Business Parc’ in Hengelo and ‘Twenthe Centrum’ in Almelo. Based on the literature review and case studies a provisional model was developed. This model was thereafter validated and tested for applicability by means of an ongoing transformation project, namely the transformation of ‘Hogekamp’, an old university building, into a Student Hotel. The validation resulted in several minor adjustments and the development of a definitive model. It is concluded that the developed process model will contribute to the integration of sustainability into the design process of transformation projects. When consulting the model during the various phases of a design process, sustainable building ambitions are more likely to be achieved. Overall it can be concluded that the financial aspects of a project still remain the most important. Especially a good focus on Total Cost of Ownership and maximising long-term value seems to be of great importance when dealing with sustainable building ambitions. Beside the financial aspects, case studies show that the selection of parties for a construction project should be based on quality and experience instead of solely on price. These parties are more likely to understand the importance of sustainable building ambitions and will make an effort to achieve them. Furthermore, case studies show that internal development of knowledge regarding sustainable building is an important factor. Since sustainable building is a relatively new area, many organisations don’t have the required knowledge to deal with sustainability issues. Finally, case studies also show that setting performance targets and encouraging parties to achieve sustainable results, will contribute to the integration of sustainability into the design process of transformation projects.
